Asphalt Lasts Longer When It's Sealcoated
Sealcoating offers a number of benefits:
- It improves the look of your asphalt, increases your property value, and helps maintain the asphalt surface.
- It slows down oxidation, which is what makes your asphalt look gray and weakens the bonding properties of the asphalt material.
- It inhibits damaging water penetration, which occurs as your asphalt weakens and cracking occurs. Water penetration leads to even more issues once the asphalt sub-grade is destroyed.
- It resists gas and oil, which can be even more destructive than water.
- It reduces the effects of natural freeze-and-thaw cycles.
We recommend you sealcoat your asphalt every three to five years, depending on the amount of traffic you have and recent weather conditions.
Expect a Thorough Job When We Sealcoat Your Drive
Here at Romero Master Paving, experience has taught us to follow a fairly set and effective process when we sealcoat your driveway.
- We trim the grassy edges of your drive to give us better access to the edges of your asphalt.
- We thoroughly clean your driveway with steel-bristle brooms, power brooms, and commercial-grade air blowers. We clean cracks and joints and also treat oil spots and other problem areas with primers to ensure better sealcoat adhesion.
- We fill structural cracks and seams. Not every sealcoat contractor does this, but you get what you pay for!
- To ensure our sealer doesn't get on anything but your asphalt, we apply it by hand around other surfaces, such as your garage door, brick walkways, decorative stone, garden beds, etc.
- We seal the asphalt surfaces using additives that help it dry faster, last longer, and reduce tire marks. We even have an additive that can prolong the sealcoat just around your high-traffic areas.
- Once the sealer is applied, we block the area off with stakes, caution tape, and signs. Freshly sealed asphalt should rest undisturbed for 48 hours unless we tell you otherwise.
